As a licensed North Carolina real estate broker, coastal property owner, vacation rental owner, small business owner, and longtime Topsail Island area resident, Jeff brings a practical perspective to the clients he serves. With a decade of real estate investing experience, he understands that coastal ownership involves more than the sales price. Beach access, insurance exposure, HOA rules, storm risk, rental potential, maintenance costs, guest appeal, and long-term value all matter.

Alongside his wife, Jana Passe, Jeff has personally owned, improved, marketed, and operated vacation rental properties on Topsail Island and in the Bahamas. That hands-on experience gives him a real-world understanding of coastal property ownership from the owner’s side, the guest’s side, and the operational side.

Jeff is also closely involved in local property issues and community concerns affecting Topsail Island. He writes regularly on real estate, ownership, tourism, coastal property issues, and community topics that matter to residents, visitors, business owners, and property owners.

For five years Jeff was the founder and driving force behind Discover Topsail Island, the island’s premier tourism and visitors guide, until its sale in the summer of 2026. Over that time he authored nearly 500 articles covering virtually every aspect of Topsail Island, from its beaches, attractions, restaurants, and local businesses to community developments, coastal erosion, and shoreline protection. Although the guide was sold, that research and writing continues here.
